The key points in making a successful application for planning permission are:

1. Make sure that whatever development you are planning is sympathetic to the character of the area surrounding it. This is a fairly open ended point and to some extent is a matter of personal taste.

When determining this, the relationship of the development with its surroundings is judged on:

  • the visual appearance and style of the existing buildings, their size (especially) height, architectural details, the materials used in the buildings, the space between existing buildings.
  • the layout of surrounding properties, as well as the open spaces, trees and hedges and their relationship with the street.
  • the local road layout and any impact this development will have on it
  • the dominant use of surrounding land, e.g. residential, commercial, industrial, agricultural

2. Impact on any natural feature or man made structure within the site or surroundings that will need to be preserved. While this usually listed buildings and significant trees, it is also important to take into account whether the property is within or adjoins a conservation area, area of outstanding natural beauty or area of special scientific interest.

3. Establish what impact the development will have on surrounding transport network.

4. How the development will impact on your neighbours, either private, commercial or public.

5. National, regional or sub-regional planning policies relevant to the details of your proposal.

Obviously, this last point is defined by the nature of the development and where you live. Planning policies change on an irregular basis and keeping up to date with them can be a nightmare, especially for anyone who doesn't have experience of the planning process.
